Next phase of Walkers Grove subdivision clears hurdle

Phase II of the Walkers Grove subdivision off Anchorage Road, Long Pond has been given approval in principle by CBS council. The 22-lot subdivision will be built on a portion of 43 – 53A Hickory Place, and 43 – 49 and 51 – 61 Pocket Road. 

Councillor-at-Large Rex Hillier, who chairs the Town’s development committee, noted one of the conditions of the approval is that the homes be serviced by a hybrid wired utility system with aerial and underground service lines. 

Hillier said the developer will also have to convey to the Town any residual land adjacent to 26 Pomeroy Place and the road reservation along Pomeroy Places so that the subdivision doesn’t prejudice potential development of adjacent lands.

The developer must also put in a detention pond to ensure there is a zero net increase in stormwater run-off.

Barbed Wire

An industrial company located at 67-79 Terminal Road in Long Pond has been given permission to erect a fence and string barbed wire along the top in places where the structure is at least 2.1 metres, or 6/10″ high.

Hillier said the barbed wire will only be allowed on the front and side fences. The back fence is to have a maximum height of 1.8 metres, which is six feet under the Imperial system.

“This is one of our industrial areas in the town and one of the property owners there is seeking to put a security fence around the property,” Hillier said. “The back of the property abuts a residential property off Church Road and that’s why we’re asking that the rear yard fence will only be 1.8 metres (high).”

According to the Town’s business directory, the property is owned by CRH Canada Group Inc.

Big Truck

Council has given the go ahead to the operator of a 9,000 kg truck who was seeking permission to park it at 52-60 Cabot Road, Chamberlains. The parking space will be accessed through Ewings Road.

“It’s a big one,” Mayor Darrin Bent said the vehicle.

No to That

An application to convert an accessory building at 20 Dawes Hill Road, Upper Gullies into an automotive repair shop has been rejected.

Council’s development committee deemed such a use would be inconsistent with the character of the residential neighbourhood. If council had approved the application, the area would have to be rezoned.

Right of Way Sold

And council has agreed to sell a former right of way on St. Peter’s Road in Upper Gullies to Hickey’s Building Supplies for $2,000 plus any expenses incurred by the Town in the transaction.

Hillier said the parcel of land, measuring some 1,370 square metres, is of minimal value to any other person.

“If you can imagine Hickey’s Building Supplies in Upper Gullies, really what used to be St. Peter’s Road and owned by the Town actually runs right up through their lumber yard,” Hillier said. “They are using that property now. The only problem is they want to build a larger warehouse and is unable to do so, because we own St. Peter’s Road. Basically, we’re selling this to Hickey’s so that they can expand their operation there.”
