Approval for new gym and offices dependent on landscaping agreement

The Town of Paradise has released the details on the conditions that have been set for the development of a new office building and gym at 1297 Topsail Road, next to Capital Home Hardware, better known perhaps as the former Chester Dawe Ltd., store.

The details weren’t included in the public agenda when council voted to approve the development last week. Staff provided them after they were requested by The Shoreline.

The applicant is Peter Batstone, who is representing 76191 NFLD Ltd. The proposed building is a permitted use for the zone. The applicant is applying to construct a single storey building with a floor area of some 1,162 square metres.

The conditions attached to the Town’s approval in principle include submission of a legal survey and proof of ownership; a complete set of engineered site plans detailing site conditions, proposed site work, as well as provisions for storm, sewer and water services, lighting, parking and signage; a landscape plan prepared by a certified landscaping organization; and approval from Service NL regarding fire and life safety regulations.

“The required site and landscape plan to be submitted must include the previously approved and required landscaping in front of the Home Hardware building,” reads a briefing note prepared for council. “Currently there are six parking spaces in the area of the required landscaping which must be removed and landscaping installed.”
