Anchorage Road subdivision clears building line setback

CBS council has agreed to reduce the minimum setback for a developer looking to build a 13-lot subdivision at 240-258 Anchorage Road in Long Pond.


The minimum building line setback for lots in that zone is 10 metres. The developer asked for a variance to reduce the setback on two of the lots to nine metres. However, The Town’s regulations stipulate that when council sets a building line for a new subdivision, all new buildings on the street have to follow the same setback.


The developer was advised beforehand of the implications of the change and that it would necessitate a redesign of the subdivision.


The just over five acre property was rezoned to allow residential development in 2023. The subdivision application was submitted this past March. Staff had to consider it carefully because of potential flooding concerns as the land is bisected by a river. The stream’s source is located at Johnnie’s Pond off Minerals Road. It flows down from the higher country, through the proposed subdivision, and eventually all the way to Conway’s Brook which drains into Long Pond Harbour.


“Grading of the subdivision area is a significant issue in the proposal due to the existing elevations of the property,” staff pointed out in a briefing note to council, adding that an eventual approval in principle was anticipated.
